OK…You are selling your home and it’s listed. You may be wondering how showing appointments work. The following addresses some of the most frequently asked questions from home sellers.
Showing Appointments Are Usually Made Between Agents
If you are currently living in the home you are selling, you will need to set up appointment times for buyers to look at your home without you there. Most times your real estate agent is the main point of contact for a buyers agent to contact to schedule a showing. The buyers agent will request some dates and times to view the house, get back with their clients and then call back your agent to confirm a time. Your agent will call you and tell you when to be out of your home for a showing. Your agent and the buyers agent will arrange how they will get entry to your home. There are also numerous online services that help make appointments without the phone.
Does Your Listing Agent Accompany the Prospective Buyers and Their Agent?
Typically No. Buyers are accompanied with their agents so they can talk freely without presence of any other influence from the sellers side. They access the property using the key from the lockbox in most cases or make other arrangements between agents.
Can I Make Restriction On Showing Times?
It’s tough selling and living in your home and showings can be very stressful for the sellers, especially when you have kids and pets to worry about. But the goal is to sell your house, so the less restrictive you are on showing the house… the better chance you will have of selling your home.
Why Shouldn’t I Be Present During the Showings?
Buyers need to connect to the home and you and your family will get in the way of that connection. Buyers need to be able to speak freely about concerns with their agents as they walkthrough. You want your buyer to envision “their new home” not “the home you lived in before they bought it.” It’s just best to leave
