For a lot of homeowners, spring is the perfect time to put a “For Sale” sign in the yard! The winter months before spring can be a good time to get your house ready to sell. Below are some of the larger tasks you should consider doing first…
Get Your House Papers in Order
Find out the age of your home and have records to share with potential buyers. Today’s buyers do not want a guesstimate.
Get a hold of your record and receipts for the following…
- HVAC system
- Water Heater
- Roof
- Gutters
Normal Lifespans…
- Central Air Conditioning = 15 years
- Furnace = 15 years
- Electric Water Heater = 15 years
- Central Air Conditioning = 15 years
- Roof = 15-30 years
- Gutters = 30 years
Do a Walk Through
Look for signs of any damage that could drag down the value of your home.
- Water Damage – Water stains on the ceiling or near doors and windows. Water stains can be an indication of a leaky roof or rain coming in from outside.
- Wood Rot – Wood rot around outside door frames, window ledges, and garage doors. Rain and condensation can cause these areas to rot or weaken.
- Plumbing Leaks – Any leaks under or around sinks and toilets
- Floors – Discoloration on hardwood floors which or bulges in carpet can indicate flooding problems or uneven foundation.
Have A Realtor Do a Walk-Through
It is a good idea to have a professional realtor do a walk-through of your home. It is easy for homeowners to overlook some of the eye sores as you may be used to them.
Hire A Home Inspector
A professional home inspector can locate problems from outdated plumbing to bad wiring. Make sure you get an inspector who will give a warranty for their work. This inspection could help potential buyers feel more comfortable that everything is in order and make the negotiations easier.
