So figure out why people want to buy newer homes so you figure out how to compete with the new construction competition. 

Stage Your Home 

Go walk through some new homes and get ideas on how to compete with those experiences.  Odds are you’ll need to stage your home so people git the some feelings in you mature home as they do in a new home. Your Cincinnati / Northern Kentucky realtor will know many home staging professionals who can get your home in shape to compete with the new contraction down the way.

Get Professional Pictures Made

New homes have professional photographed shows on their websites and brochures, correct?  Then shouldn’t you do the same to compete?  Again, your realtor will know professional photographers who can make your home look good and better than the new construction homes.

Work With Your Home’s Strengths

Does your older home have larger common areas, larger bedrooms, a deck, window treatments, fireplaces, or a larger yard? Find out what the new construction homes don’t have that your home does and ram the point home on websites, brochures, and showings. A Cincinnati / Northern Kentucky realtor that knows the area’s new and older housing stock will be able to help you differentiate your home from the new construction.

Have a Mortgage Sheet Ready to Share

Your realtor can work with a local lender to create a monthly mortgage payment sheet. This give buyers a concrete look at the finances of the mortgage, something a new home buyer doesn’t have since rates are fluid and will change before the home is built. Also, my new home construction push buyers into their own financing by giving them incentives. New home buyer start to lose grasp of what this all really is costing them. Something your mortgage sheet can give them in black and white.

Invest In Your home

Sometimes home sellers have to invest in their home to get more out of it. When competing with new home construction, you can invest to compete or sell low. Those are your only options. Work with your Cincinnati / Northern Kentucky realtor to create a strategy to update your home.
