Make a plan and follow it! Make your plan early. Buying real estate is best done when you’re not in a rush. Is this going to be a starter home or are you going to settle in for the long haul? This will affect your decision to buy a fixer upper or not.
Rely on a Real Estate Professional
Good real estate agents will know the local market inside and out. Make sure you have an experienced agent that you feel comfortable with and has your best interesets in mind.
Get Qualified for a Loan Before Shopping
Have your realtor introduce you to a few of their favorite mortgage brokers. Your realtor doesn’t want any surprises at the closing so the people they refer you will be people they trust and have already vetted. The mortgage broker will use your credit rating to get you qualified for a home. Once you know what you can afford, then you can start shopping!
Research the Housing Inventory
Most homes are online, so you and your realtor will be able to see what’s going on price-wise in the areas where you would want to move. Work with your realtor to run a comparative market analysis after you find a home you want.
Tell Your Realtor All The Details
Give your realtor information about what you are looking for and why. This information will help your realtor find exactly what you’re looking for. Tell them about what local amenities you want. Let them know what you want concerning transportation, schools, and shopping, etc.
Know the Importance of School Districts
Make sure to only buy a home in an area with a good school district no matter if you have kids or not. A good school district will add to your homes resale value and make it easier to sell when the time comes.
Get a House Inspected Before You Buy It
Make your offer contingent on the home being inspected. Then use an independent authorized inspector. Your realtor can also introduce you to multiple home inspectors. Make sure to pay for this inspection yourself so there aren’t any conflicts of interest during the inspection. If you find anything you don’t like in the inspection then you can negotiate a lower price or some other arrangement with the seller.
